In this particular case, the foundation was already clean when I arrived. The day before, I inspected the surface and noticed a few cracks. I caulked those cracks to seal them properly, making sure the foundation was ready for paint application.

Choosing the Right Paint Product

So, what’s the best product to use on exposed concrete foundations? Typically, it’s a good idea to prime the surface first, then apply paint. Acrylic latex paints are commonly used for this purpose. However, because concrete foundations are vertical and quite porous, they differ from smooth, horizontal concrete surfaces and sometimes don’t require a primer coat.

For this project, I recommend using a product called Deckote. Deckote is an elastomeric coating designed specifically for concrete surfaces. It has a high build, goes on smoothly, and provides excellent protection and finish. The color I’m using here is tinted slate, which results in a subtle gray tone that complements many home exteriors.

Deckote can be applied in one coat, but it’s designed for two coats to ensure durability and a uniform finish. For this project, I’ll be applying two coats.

Tools Needed for Painting Concrete Foundations

Having the right tools makes the job easier and the finish better. For large surfaces, I use a 9-inch roller, which covers a lot of area quickly. For smaller, narrower sections or slivers of concrete, I switch to a whiz roller, which is a small roller inside a cage that allows for more precise application.

Additionally, I have my trusty 2.5-inch paintbrush to cut in around edges and tight spots where rollers can’t reach effectively.

Another handy tool I recommend is a cut card. This is a simple wooden card with a spine that you can place against the bottom edge of the foundation. It protects the ground and helps you position your roller closely without spilling paint onto unwanted areas.

Step-by-Step Painting Process

  1. Clean the Surface: Wash and clean the foundation thoroughly.
  2. Repair Cracks: Caulk any cracks or holes to create a smooth surface.
  3. Apply Primer (Optional): Depending on the condition and porosity of the concrete, apply an acrylic latex primer if necessary.
  4. Apply Deckote Elastomeric Coating: Use a 9-inch roller for large sections and a whiz roller or brush for smaller areas.
  5. Use Cut Card: Protect surrounding surfaces and ensure neat edges.
  6. Allow to Dry and Apply Second Coat: For best results, apply two coats of Deckote.
